Properties We Are NOT Looking For:

  • Recently Remodeled Homes – Move-in ready or fully updated

  • Mobile Homes without Land – No separate land ownership

  • Commercial Properties – Retail, office, or industrial buildings

  • Listed Properties – On the MLS or for sale by owner

  • Remote Rural Properties – Far outside town, with little nearby population

Step 1: Purchase and Sale Agreement

We’ll send over our standard Purchase and Sale Agreement for you to review and sign. It outlines the terms, timeline, and responsibilities so everything is clear from the start. If you have any questions, just call or text us — we’re here to help.

Step 2: Due Diligence

Once the agreement is signed, we begin our due diligence period.

  • If it’s a house: We’ll ask for interior and exterior photos — we’ll send you instructions on what to take. We may book a walkthrough and will keep you updated every step of the way.

  • If it’s land: No photos are needed. We will do due diligence internally and reach out with any questions.

Step 3: Title Company Coordinates Closing

After due diligence, we’ll submit everything to the title company.
They’ll reach out directly to collect any final info and prepare the closing documents.
We cover the standard closing costs unless noted otherwise.

Step 4: Closing Day = You Get Paid

Once the paperwork is ready, you’ll sign the closing documents — either in person or remotely.
You’ll receive your full payment via wire or certified check.
Done and done.
