1. We Send You a Simple Purchase Agreement

Once we agree on price, we’ll send you a short, easy-to-read contract.

  • You can sign it electronically from your phone or computer.

  • No notary or printing needed — unless you prefer it.

  • It just outlines the terms we already discussed: the property, price, and who's covering closing costs (we cover all of them).

We’ll walk you through it if you have any questions. No pressure, no hidden clauses.

2. We Begin Our Due Diligence

This is our inspection and research period — typically 21-30 days. During this time, we:

  • Confirm ownership, property access, zoning, and lot dimensions

  • Check for taxes, liens, or legal issues

  • Sometimes send someone to take photos or verify the lot is as expected

You don’t need to do anything — we handle it all.

If everything checks out (and 90% of the time it does), we move straight to closing.

3. The Title Company Contacts You

Once due diligence is complete, we open escrow with a licensed title company in your state. They'll:

  • Reach out to verify your info

  • Ask for basic documents (like ID or a death certificate if inherited)

  • Prepare the closing paperwork

They’ll handle everything from start to finish — and keep you updated.

4. You Get Paid — However You Prefer

Once the paperwork is ready, the title company will send you the closing documents to sign — either electronically or with a mobile notary.

After everything is signed and title is clear, they’ll disburse your payment:

  • Wire transfer

  • Mailed check

  • Pickup at the title office
